What Are GaraPlans?
GaraPlan is a range of Pre-Designed, Pre-Drawn, and Pre-Approved Building Plans.Each GaraPlan Option provides multiple floorplans and allows the customer to source their own suppliers, contractors or service providers. How Do They Work?
All building projects incur obstacles. GaraPlan is a complete set of Working Drawings to quickly overcome these and any other issues your project presents. You can purchase a GaraPlan Option at any stage in your project. Your selection may include a GaraPlan Layout with your exact requirements, or you may use the alternatives to tailor make a layout with all your preferences. GaraPlan is a huge range of Building Types with multiple Floor lay-outs to suit different sites and budgets. GaraPlan has 11 "Building Type" Options, each with multiple floor lay-outs. For example, GaraBach, has 27 alternatives Floor Lay-outs included in the stage one issue of the Plans, – all for no extra cost! You can use GaraPlans for initial project review, feasability studies or as an easy way to start the full design process. When you have chosen a Building Type and Floor Lay-out, we can initiate Stage two of the process. This entails a full site measure and site levelling survey on the designated lot. Once the site work is completed, we then convert the GaraPlan drawings to a dedicated version and prepare a Scheme Plan of your proposal. If you are a Builder / Developer you can use GaraPlan to discuss a possible project with a client on site with plans on hand! Any building renovation or construction work in NZ must abide by the "rules" and "regulations" of the local council or territorial authority, along with the possible need for a Resource Consent to appease neighbours and affected parties. To take the hassle out of the Building Consent process, we pre-process the GaraPlan component of the drawings, adding a consenting site layout & drainage plan. Most of the time a Resource Consent is NOT required, when normal building practices and Local Authority guidelines are followed. However, sometimes there may be a need to depart slightly from a Council guideline and this is where a special consent is needed. Click here for more!Is an Engineer or Surveyor Needed?
Whenever your project requires a building consent, at least one distance to boundary will need to be verified. If the location of your boundaries are in question it will be necessary to have the entire property surveyed by a Registered Surveyor and the relevant pegs can be located or replaced.
