Your selection may include a GaraPlan Layout with your exact requirements, or you may use the alternatives to tailor make a layout with all your preferences. Minor amendments within the floor dimensions can be included in the GaraPlan price.
Stage One is always to have the land ready - finding basic information regarding ownership & history of the land may require a visit to the local Land Authority (ie, Council). As the Real Estate Agents say - "Good land is hard to find - and they're not making an more of it!"
GaraPlan works with you by being Pre-Drawn floor-plan layouts which you can "try-for-size" to realistically consider all options on your site.
Stage Two Commission an Architectural Designer to develop a site specific Scheme Plan. This consultative process will result in a "General Arrangement" site plan drawing which the customer approves. The Scheme Plan incorporates the building purpose, site location, drainage, relation to boundary & relation to existing building issues along with any special options, materials requirements, customer preferences or desires.
GaraPlan works with you in two ways here - firstly by providing a range of pre-approved floor-plan layouts, ensuring fast results and reducing costs - and secondly by encouraging contact with an Architectural Design Professional to eliminate any potential pitfalls and to maximise the building value in relation to cost.
The Scheme Plan becomes the contractual basis of the project. It is vital that any survey, drain location, engineering or site related issues are considered so that the materials, costs, legal and permit regulations are incorporated at an early stage. An experienced architectural designer with structural and engineering ability is essential for this stage. - GaraPlan recommends SDS Design Ltd.
Stage Three is the production of Working Drawings - often the longest & most expensive part of the process -
GaraPlan works with you by being a complete set of Working Drawings - if there are minor amendments within the footprint dimensions required for your project - SDS Design Ltd can usually include this work at the original GaraPlan price.
Stage Four is the application for Building and Resource Consents. The chosen GaraPlan complete with site specific information (existing buildings and drains etc. located) are submitted to a Territorial Authority or Building Certifier- Where the drawings will granted Building and Resource Consents.(GaraPlan recommends A1 Building Certifiers for approvals)
The Buiding/Resource Consents are usually issued within 20 days - often sooner when using pre-approved GaraPlans.
Stage Five The project may commence - engage a builder or building company - consider any materials sourcing or labour input you can contribute yourself - and verify that any quotations have fixed prices and time limits.
GaraPlan works with you by including all details required for materials take-off, labour estimates and construction. The Site Layout should highlight any additional site or drainage work so the GaraPlan customer can manage their project on time and within budget.
