Is an Engineer or Surveyor Needed?
Whenever your project requires a building consent, at least one distance to boundary will need to be verified. We can usually follow the rules governing these issues with the size and location we recommend for your building, including the decision regarding sub-division or cross-lease, and removing the need for neighbour consents. If the location of your boundaries are in question it will be necessary to have the entire property surveyed by a Registered Surveyor and the relevant pegs can be located or replaced. This may be important later to avoid any dispute with a neighbour.
An Engineer – Structural, is required by the designer at the planning stage where there may be a beam or a retaining wall requiring a specific design. The GaraPlan Range has been designed in a way where an Engineer is not required unless there are some unusual soil instability problems known, or there is an unusual site condition ie Very High Wind.
A Fire Engineer is required to provide a Fire Report where a three storey House or Apartment is being designed.(This does not include a Two level home on a Basement)
It is also possible that the local authority will request a flood report if one is not in existence for the zone and the area is considered to be at risk.
